It is hereby certified that the above mentioned property forms part of the above Policy covering flats and/or private dwelling houses and is insured for the amount stated above (or such other sum or sums as may be substituted therefore by Endorsement) by the above Insurers subject to the Terms and Conditions of the aforementioned Policy and Endorsements thereon.

The Policy provides cover for:

BUILDINGS - Indemnity against all risks of accidental loss destruction or damage to the Property Insured (including destruction or damage by fire lightning explosion earthquake aircraft riot civil commotion malicious persons theft storm flood bursting or overflowing of water tanks apparatus or pipes escape of oil from fixed heating installations impact subsidence landslip and heave). No condition of Average applies.

CONTENTS OF THE BUILDINGS - Contents of the buildings described belonging to the Insured or for which they are responsible.

Principal Exclusions

1. The first £5,000 of each and every loss in respect of Rented Stock – General Excess

The first £100 of each and every loss in respect of Shared Owners/Leaseholders – General Excess (St Pancras)

2. In respect of subsidence and/or heave of the site on which the Property Insured stands or landslip

a) the first £5,000 of each and every loss in respect of Rented Stock

the first £1,000 of each and every loss in respect of Shared Owners & Leaseholders

b) damage to swimming pools tennis courts walls gates fences hedges paved terraces patios paths and drives unless the Property Insured is damaged at the same time from the same cause

c) damage to or resulting from movement of solid floor slabs unless the foundations beneath the external walls of the private dwelling house or flat are damaged at the same time from the same cause

d) damage due to coastal or river erosion

3. Loss or damage caused by

a) wear tear gradual deterioration any process of cleaning or restoring wet or dry rot rust or corrosion inherent vice moth vermin insects damp or mildew

b) riot civil commotion and malicious damage in Northern Ireland

c) storm or flood to swimming pools tennis courts hedges paved terraces patios paths and drives

d) collapse resulting from errors in design faulty workmanship or materials

e) pressure waves caused by aircraft or other aerial devices travelling at sonic or supersonic speeds

f) ionising radiations or contamination by radioactivity

g) war invasion act of foreign enemy hostilities (whether war be declared or not) civil war rebellion revolution insurrection or military or usurped power

COVER IS ALSO EXTENDED TO INCLUDE THE FOLLOWING:

4. Debris removal dismantling or demolition shoring up or propping necessarily incurred with the consent of Insurers.

5. ARCHITECTS’ SURVEYORS’ AND LEGAL FEES cost of removing debris and extra costs to comply with the Government or local authority requirements.

6. UNDERGROUND PIPES DRAINS AND CABLES.

7. ACCIDENTAL BREAKAGE in the Property Insured of fixed glass and sanitary fixtures.

8. LOSS OF RENT and additional costs of accommodation (up to a maximum of 20% of the Sum Insured).

9. AUTOMATIC REINSTATEMENT of Sum Insured after a loss.

10. PROPERTY OWNERS’ LIABILITY for claims made against the Insured as owner in respect of accidents happening in or about the buildings for an amount not exceeding £2,000,000 in respect of any one accident together with legal costs and expenses.

11. INDEX LINKING - In accordance with published alteration of the Building Cost Index prepared by the Royal Institute of Chartered Surveyors.

12. BASIS OF CLAIMS SETTLEMENT - Reinstatement or repair without deduction for wear tear and depreciation.

13. OTHER INTERESTS.

The interest of

a) any Lessee Tenant Owner or Shared Owner or Freeholder

b) any Building Society or other Mortgagee

of the Property Insured is noted the nature and extent of such interest to be disclosed in the event of loss.
